Whether it's Lakefront or Channelfront residences, luxury real estate, off-water homes, vacant land or commercial buildings, I have the experience and track record you are looking for. - Michael Lescher I just received the letter below from a client who closed her sale In September. I'm happy to share it with you: To Whom It May Concern: Since 2009 it has been my pleasure to know and work with Michael Lescher by serving together on the Plan Commission of the Village of Fox Lake Work to evaluate the Village 'Comprehensive Development Plan and Policies', and by participating in bi-weekly meetings to advise the Village Board on all development matters and land use policies in the community. When I decided to sell my lakefront home in July 2011, I contacted and interviewed four Lake County Realtors who evaluated my home and suggested a list price. My goal was to list my home with the one who conveyed the most experience in today's volatile market and provided the best personal service. All of the realtor candidates offered approximately the same range for home pricing, services, listing sites (online, MLS, etc.), and advertising media. Michael, however, distinguished himself from the others on several counts. I felt very confident in choosing him as my Realtor and listed my home with him in mid-July. He exhibited extraordinary knowledge of the history and current situation in the housing market. He serves as corporate vice-president of ReMax Showcase. His entire support team, office staff and Real Estate Attorney, proved to be very professional, competent, and I enjoyed working with them. All provided excellent, prompt, friendly service. Michael presented me with a contract offer on my home on July 27 after 8 buyer showings. At this point his intelligence and eloquence as a negotiator proved invaluable. All realtors offer virtually the same services, but a few of these are unique to the best in this business. The ability to negotiate a successful contract is vital and this is one of Michael's greatest talents. His tenacity came to bear in researching and finding examples of a number of comparable home sales that supported the asking price. His persistence and business savvy resulted in a signed contract on August 4. Much to my delight, the sale price was higher than I (and the other 3 Realtors I interviewed a month before) had expected. Closing on my property was successfully completed September 14. My entire experience with Michael as my Realtor was excellent. His calm, steadfast demeanor, exceptional communication skills and business acumen enabled me to make informed decisions with confidence throughout the process. Michael is a pleasure to work with and I recommend him highly, without reservation, as a listing or selling Real Estate professional. Sincerely, Kathy McGeehin 2652 West Avenue Ocean City, NJ 08226 October 13, 2011
Selling Your Home >Selling and What Really Works
If you are trying to sell your home quickly, some real estate agents may recommend that you offer a bonus to the agent who brings in the buyer. They feel that a monetary incentive will cause an agent to push your house over the one down the street. Do such bonuses work?
You cannot expect a bonus to sell an overpriced house or overcome housekeeping shortcomings that detract from your home's overall appeal. If your house looks great and is priced right, offering a bonus to the real estate agent could help it sell more quickly. Agents earn their reputations by helping people find homes that they love. When deciding which homes to show prospective buyers, their decision will be based on whether the home will meet their needs. If the Multiple Listing Service indicates that a bonus is being offered, it could encourage more agents to preview the house and result in more showings.
